Hudayriyat Island sits just off Abu Dhabi's southwestern coast, linked to Al Bateen and the city centre by bridge. Spanning more than 51 million square metres, over half the size of Abu Dhabi Island itself, it is one of the emirate's largest integrated developments, planned by Modon around beaches, sport and open landscape. The island is already an established leisure destination. Marsana beachfront, 321 Sports, Bab Al Nojoum glamping and an extensive cycling and running network sit alongside parks, cafés and dining. The masterplan adds more than 50 kilometres of coastline, including 16 kilometres of beaches, and two landscaped hill communities with elevated views over the city and the Gulf. Apartment supply here is deliberately low-rise. Nawayef Park Views, the first freehold apartment release on the island, offers one- to four-bedroom Mediterranean-inspired homes between the two Nawayef hills, beside Nawayef Souq and an active park. Bashayer, Hudayriyat's first waterfront community, followed with one- to three-bedroom apartments and four-bedroom penthouses in terraced buildings overlooking Al Bateen Beach and the Abu Dhabi skyline, connected by a 3.5-kilometre waterfront promenade.
